A mortgage protection calculator that shows the balance falling year by year

A homeowner enters their balance, rate and years remaining, and sees the coverage that would pay off the loan today, in five years and in ten. You receive the loan picture and the coverage gap before you call.

The mortgage protection calculator amortizes the homeowner's remaining loan, adds a cushion of monthly payments, and subtracts existing life insurance to show the coverage needed to clear the mortgage, plus the balance in five and ten years. Agencies embed it to generate mortgage protection leads from their own site, with the loan details already captured.

What the inputs tell you before the call

InputsWhat it tells your producer
Current Mortgage BalanceThe size of the core need, taken from a real statement. Combined with the years remaining it tells you roughly how long they have owned the home and whether they recently bought or refinanced.
Years RemainingThe term length that matches the loan. A long remaining term suggests a recent purchase; a short one suggests a household that may care more about the payment cushion than the payoff.
Interest Rate (%)How quickly the balance will fall. At higher rates the balance stays high longer, which weakens the case for decreasing coverage and strengthens the case for level term.
Months of Payments to AddHow much breathing room they want for the family. A large cushion points to concern about taxes, insurance and dues continuing, and opens a wider income-replacement conversation.
Existing Life Insurance for the MortgageCoverage they already count on for the house. A gap near zero means the lead may be better served by a review than a new policy; a large gap is a direct need.

Your first call

How should a producer open a mortgage protection call from the calculator?

Start with the loan they described and the choice between decreasing and level coverage. Be explicit that you are an independent agency, not their lender or servicer, and that lender-paid mortgage insurance protects the lender, not their family.

  1. 01You entered a balance with about 27 years left, and the calculator showed how much of it would still be owed in five and ten years. Would you rather the coverage follow that balance down, or stay level so anything left over goes to the family?
  2. 02You added several months of payments as a cushion. Was that mainly for property taxes and insurance, or for the time it might take a claim to pay?
  3. 03You noted some existing coverage for the mortgage. Is that a policy you own, or group coverage through work that might end if you changed jobs?

Where to place it on your site

  • Mortgage protection landing page

Visitors arriving from search or ads can work through their own loan instead of filling in a bare request form.

  • New-homeowner welcome email from your P&C team

Clients who just bought a house are deciding how to protect it. A direct link turns that moment into a life lead attached to an existing client.

  • Partner pages for loan officers and real estate agents

Referral partners can send clients to a neutral tool instead of making a sales introduction themselves.

Which agencies benefit from a mortgage protection calculator?

Life agencies and producers who write mortgage protection, and P&C agencies that already insure the home and want to round out the account. It suits any agency whose current mortgage protection leads arrive with an address and a loan amount but no sense of what the homeowner actually wants covered.

Home insurance agencies are in a strong position: they already know when a client buys a house. A link to the calculator in a new-homeowner welcome email lets the client consider life coverage on their own schedule, and the lead lands on the same contact record if their email matches.

Loan officers and real estate partners who refer clients to your agency can share the direct link, so the referred homeowner arrives having already run their own numbers.

How does the mortgage protection calculator work out coverage?

It uses standard fixed-rate amortization: from the balance, rate and years remaining it computes the monthly principal and interest, the balance after five and ten years, and the coverage to pay off the loan today plus a cushion of monthly payments. Existing coverage is subtracted to show the additional coverage needed.

The amortization view makes the trade-off visible. Early in a loan the balance falls slowly because most of each payment is interest, so decreasing term coverage that tracks the balance leaves less margin than many homeowners assume.

It does not model extra payments, adjustable rates, escrow or late fees, and it does not estimate premiums. Mortgage protection is usually decreasing or level term life insurance, priced by the insurer on the applicant's age and health.

  • Coverage to pay off mortgage, including the payment cushion
  • Monthly principal and interest
  • Balance in 5 years and in 10 years
  • Additional coverage needed after existing insurance

Why does the PMI question matter on a mortgage protection page?

Because many homeowners believe the mortgage insurance on their loan statement protects their family. Private mortgage insurance and FHA mortgage insurance premiums protect the lender if payments stop; they pay nothing to the household. The calculator explains the difference, which clears up the most common misunderstanding before your producer calls.

The calculator's definitions also distinguish decreasing term from level term, and note that with most policies the benefit goes to a beneficiary who decides how to use it, while some lender-sold policies pay the lender directly. Prospects arrive understanding the choice they are making.

Living benefits riders, such as disability or critical illness riders, come up often in mortgage protection. The definitions describe them in general terms and point out that wording varies by insurer, leaving the specifics to your producer.

What usually comes after the mortgage is covered?

The rest of the household's income need. A mortgage is often the largest single debt, but the family still needs income for everything else. A full needs analysis, and protection against a disability that stops the payments while the borrower is alive, are the natural next conversations.

Offer the life insurance needs calculator for the wider picture and the disability insurance calculator for the other risk a household carries during the life of a mortgage: being unable to work. Bundle all three in one widget on your homeowner page.

Terms the widget explains

Mortgage protection insurance
Life insurance bought to pay off a home loan if the borrower dies, so the family can keep the house. It is sold either as decreasing term coverage that follows the loan balance or as level term coverage. With most policies the benefit goes to your beneficiary, who decides how to use it; some lender-sold policies pay the lender directly.
Decreasing term
Coverage whose death benefit shrinks over the policy term, roughly in line with the amortization schedule shown here. Premiums are usually level. It is cheaper than level term, but there is less coverage left each year, so it suits a need that disappears as the loan is paid.
Level term
Coverage that keeps the same death benefit for the whole term. Matching the term to the years left on the loan means the full balance is covered at the start and the excess later in the term can go to the family for other needs.
Mortgage balance
The principal still owed on the loan. Each payment covers that month's interest first and the rest reduces the balance, so early in the loan the balance falls slowly. The 5- and 10-year figures show how much of the coverage would still be needed later.
Payment cushion
Extra coverage equal to a number of monthly payments. It helps the family keep paying while the claim is processed and can cover property taxes, homeowners insurance and HOA dues, which continue after the loan is paid off.
PMI vs. mortgage protection
Private mortgage insurance (PMI) and FHA mortgage insurance premiums (MIP) protect the lender if you stop paying; they pay nothing to your family. Mortgage protection life insurance is a separate, optional policy that protects your household.
Living benefits riders
Optional additions, such as disability or critical illness riders, that can make payments or advance part of the benefit while you are alive. They cost extra and their definitions vary by insurer, so compare the policy wording.

Compliance notes for this line

  • Never imply that your agency is the homeowner's lender or servicer, or that mortgage protection coverage is required by the loan. Avoid mailers, ads or scripts that could be mistaken for a notice from the lender.
  • Describe mortgage protection accurately as life insurance, with the benefit paid as the policy specifies, and do not confuse it with PMI or FHA mortgage insurance premiums.
  • Living benefits riders vary by insurer and state; quote the policy wording, not a general description, when you explain them.
  • If you call or text homeowners who submit the calculator, your consent language must cover that contact under the TCPA and any state telemarketing law. This is not legal advice.

InsuranceQuoteWidget is software. It is not an insurance agency or producer and does not quote, sell or bind insurance. Insurance licensing and marketing rules vary by state.

FAQ

Questions agencies ask

Answers first, details after.

Is mortgage protection insurance the same as PMI?

No, and the calculator says so plainly. Private mortgage insurance and FHA mortgage insurance premiums protect the lender if the borrower stops paying. Mortgage protection is optional life insurance that protects the household, usually by paying a beneficiary who can then pay off the loan.

Does the calculator recommend decreasing term or level term?

It shows the numbers that inform the choice rather than recommending one. The balance in five and ten years shows how much coverage a decreasing policy would need to keep, and the definitions explain both options. The recommendation belongs to your licensed producer.

Why does the calculator add months of payments to the coverage?

The payment cushion covers the time before a claim is paid and costs that continue after a loan is paid off, such as property taxes, homeowners insurance and HOA dues. The visitor chooses how many months to add, and the lead shows their choice.

Does the calculator estimate mortgage protection premiums?

No. It produces an estimate of coverage need, never a premium, quote or offer. Premiums depend on the insurer and the applicant's age and health, which your producers assess after the lead arrives.

What if the homeowner has an adjustable-rate mortgage or makes extra payments?

The calculator uses standard fixed-rate amortization of the balance, rate and years entered, and does not model rate changes or extra payments. For those borrowers, treat the five- and ten-year balances as approximate and review the actual loan terms on the call.

Can P&C agencies use it to cross-sell life coverage?

Yes, if the agency or one of its producers is licensed for life insurance in the homeowner's state. The calculator gives a homeowners client an easy, no-pressure way to consider protecting the mortgage, and the lead lands on their existing contact record when the email or phone matches.

Can I see where the mortgage protection lead came from?

Yes. Each lead carries campaign attribution: UTM tags, click IDs such as gclid, fbclid and msclkid, referrer, landing page and first-touch source. That lets you compare a partner referral link with paid search or a homeowner email campaign.

Does the lead show the balance in five and ten years?

Yes. All results are stored with the submission, including monthly principal and interest, both future balances, the payment cushion and the additional coverage needed, and they are included in the email alert and the webhook payload.

Which plan includes the mortgage protection calculator?

Every plan includes it, including the free Producer plan, which embeds up to 5 calculators. Paid plans raise the limit and add webhooks; see pricing for the trial and refund terms.
