A renters insurance calculator that turns “my stuff isn't worth much” into a number

The tenant adds up what it would cost to replace their belongings room by room, then sees what an actual cash value policy would pay, which valuables exceed a typical theft limit and how much loss of use they might need. You receive the inventory totals with the lead.

The renters insurance calculator totals the replacement cost of a tenant's belongings by category, shows what an actual cash value policy would pay after depreciation, flags jewelry and valuables above the policy's theft limit, and estimates loss-of-use needs. Agencies embed it to win renters who underestimate their belongings and to open the door to bundling.

What the inputs tell you before the call

InputsWhat it tells your producer
ElectronicsOften the largest category for younger renters. A high figure is a reason to explain replacement cost coverage, because depreciation hits electronics hard.
Jewelry & ValuablesWhether scheduled personal property belongs in the conversation. Compared with the theft limit entered, it shows exactly how much is exposed.
Policy Theft Limit for JewelryIf the visitor changed this from the example figure, they have a policy or quote in hand and are checking it, which makes them a warm comparison lead.
Average Depreciation (%)How old their belongings are. A high figure means an actual cash value policy would pay far less than the cost of replacing them, which is the clearest case for replacement cost coverage.
Extra Housing Cost if Displaced (monthly)How expensive temporary housing would be where they live. A high figure points to a tight rental market and a loss-of-use limit worth checking.
FurnitureWhether the household is established or just starting out. A substantial furniture total often comes with other assets, and with the liability conversation that follows.

Your first call

How do you follow up with a renter who ran the numbers?

Most renters arrive expecting a small, cheap policy and no conversation. Use their totals to explain the two choices that matter most, replacement cost versus actual cash value and scheduling valuables, then ask about the car and liability.

  1. 01Your belongings came to more than you might have expected, mostly electronics and furniture. With an actual cash value policy, the calculator showed a noticeably smaller payout. Would you like to see what replacement cost coverage would involve?
  2. 02You entered jewelry worth more than the theft limit on your policy. Would it help to look at listing those pieces separately so they're covered for their full value?
  3. 03You mentioned temporary housing would cost a lot more each month in your area. Do you know your current loss-of-use limit?

Where to place it on your site

  • Renters insurance product page

Tenants who doubt they need coverage get an answer in their own numbers before they decide whether to call.

  • Auto insurance pages and auto renewal emails

Auto clients who rent are the most natural renters cross-sell, and the lead lands on their existing record.

  • Links shared by property managers

Leases that require renters coverage send tenants looking at move-in time; a tagged link shows which partner sent them.

  • Moving checklist or new-apartment article

People planning a move are already listing their belongings; the calculator turns that list into a coverage figure.

Why put a renters insurance calculator on an agency website?

Because the main objection to renters insurance is that the tenant doesn't own much, and the calculator answers it with the tenant's own totals. It also corrects the common belief that the landlord's policy covers a tenant's belongings. Each submission is a personal lines lead with an auto and liability conversation attached.

For many agencies, renters is the first policy a young client buys. A lead that arrives with an itemized total and a theft-limit question gives your producer something real to discuss, rather than a price check.

Agencies with large auto books can place the calculator on their auto pages to round out accounts. Each submission is de-duplicated against existing contacts, so a current auto client's renters lead lands on their record.

What does the renters calculator work out?

It adds six categories of belongings at replacement cost, applies one average depreciation rate to show actual cash value, subtracts the jewelry theft limit from jewelry and valuables to show what is exposed, and multiplies extra monthly housing costs by months displaced to estimate loss of use. It does not price a policy.

The single depreciation rate is a simplification; insurers depreciate each item by age and condition. Sub-limits for jewelry, electronics, firearms and other items vary by policy, which is why the theft limit is an input the visitor can change from the example figure.

Personal liability is explained in the definitions but not calculated. Raise it on the call: a renter's liability exposure, such as a fire that damages a neighbor's unit, can matter more than their belongings.

  • Recommended personal property coverage
  • Actual cash value of belongings
  • Replacement cost vs. actual cash value difference
  • Valuables above the theft limit
  • Loss of use needed

Can property managers and landlords share the renters calculator?

They can share your direct link with tenants, which suits leases that require renters coverage. The tenant runs the numbers and decides whether to contact your agency. Before setting up any referral arrangement, check your state's rules on paying unlicensed referral sources, and never imply that the tenant must buy through you.

Attribution helps here. Give each property manager a link with its own UTM tags, and every lead shows which partner it came from, along with the landing page, referrer and first-touch source.

Keep the conversation honest about what renters insurance covers: belongings, liability and additional living expenses. The building itself is the landlord's responsibility, and the landlord's policy does not cover the tenant's property.

Terms the widget explains

Renters insurance (HO-4)
A policy for tenants that covers personal belongings, personal liability and additional living expenses. It does not cover the building, which is the landlord's responsibility, and the landlord's policy does not cover your belongings.
Replacement cost vs. actual cash value
A replacement cost policy pays what it costs to buy a similar new item. An actual cash value policy subtracts depreciation, so a five-year-old laptop might be worth a fraction of a new one. The difference shown here is what you would pay yourself after a total loss with an actual cash value policy.
Special limits (sub-limits)
Lower caps a policy applies to certain property, such as jewelry, watches and furs for theft, cash, firearms, silverware and business equipment. If what you own is worth more, you can schedule the items on a rider or floater for their full value.
Scheduled personal property
Individually listed items, usually with an appraisal or receipt, covered for an agreed value and often for broader risks such as accidental loss. It costs extra but closes the gap between the theft limit and what your valuables are worth.
Loss of use
Coverage for additional living expenses, such as a hotel, higher rent or restaurant meals, while your rental cannot be lived in after a covered loss like a fire. Only the costs above your normal living expenses are paid.
Personal liability
Pays for injuries to others or damage to their property that you are legally responsible for, including legal defense — for example, a guest who slips in your apartment or a fire you accidentally start that damages a neighbor's unit. Limits of $100,000 to $300,000 are common.
Home inventory
A list, photos or video of what you own, with receipts for valuable items. It makes this estimate more accurate and speeds up a claim. Store a copy outside your home or in the cloud.

What to offer next

Compliance notes for this line

  • The calculator estimates coverage needs only; it does not price a policy. Sub-limits and depreciation methods vary by insurer, so explain the actual policy's terms.
  • If property managers or other unlicensed partners refer tenants, check your state's rules on referral payments and inducements before paying anything.
  • Never suggest a tenant must buy from your agency to satisfy a lease requirement.
  • If you call or text calculator leads, your consent language must cover that contact under the TCPA. This is not legal advice.

FAQ

Questions agencies ask

Answers first, details after.

What categories does the renters insurance calculator ask about?

Furniture, electronics, clothing and shoes, kitchen and household items, jewelry and valuables, and everything else, each at the cost to replace it new today. The visitor also enters an average depreciation rate, the policy's jewelry theft limit and any extra housing costs if displaced.

Does the calculator show the difference between replacement cost and actual cash value?

Yes. It applies the average depreciation rate to show what an actual cash value policy would pay, and shows the difference from replacement cost. That difference is what the tenant would pay themselves after a total loss with an actual cash value policy.

How does the calculator handle jewelry and valuables?

It compares the value entered with the policy's theft limit for jewelry and shows the amount above that limit. The definitions explain scheduled personal property, which covers listed items for an agreed value, so the follow-up conversation is already set up.

Does the calculator include liability coverage?

It explains personal liability in its definitions but does not calculate a liability limit. Liability is a good topic for the call, especially for renters who own a car or have significant savings to protect.

Does it estimate the renters insurance premium?

No. It estimates the coverage amounts a tenant needs, never a premium, rate or quote. Your licensed producers handle pricing once the lead arrives.

Can landlords put the calculator on their own website?

Embedding is done from your agency account, and leads go to your agency. Many agencies give property managers a tagged direct link to share with tenants instead. Check your state's rules on referral arrangements with unlicensed partners.

Is it worth offering for a low-premium line like renters?

The value is often in the account rather than the policy: renters leads tend to bring auto, liability and later homeowners conversations. The lead shows their belongings and housing costs, which helps your producer decide how much time the conversation deserves.

Which plan includes the renters insurance calculator?

It is included on every plan, with all the other insurance calculators, starting with the free Producer plan and its limit of 5 calculators. Compare plans for higher limits, the trial and billing options.
